This host gives 100% refunds of booking deposits within 48 hours of booking. Only the guest named on the rental agreement may notify host either in written or verbal form of the request to cancel. Reservations are non-refundable if cancelled less than 45 days prior to arrival for 1-5 bedrooms, 90 days prior to arrival for 6-10 bedrooms and 180 days prior to arrival for 11+ bedrooms. There are no refunds for bad weather, snow, no-shows, late arrival or early departure.

A maximum of two (2) trained, mature, dogs are permitted in "pet friendly" properties. Pet owners will be financially responsible and liable for any/all damages, injury (including any injury to the pet(s), and all extra cleaning, pest control, or replacement costs for furniture, fixtures, or equipment.
Having a pet in a property that does not allow pets is grounds for immediate eviction without a refund. The only exception is for ADA (American Disabilities Act) qualified animals. Great location with amazing views!
We had a total of 11 people and there was plenty of room for everyone. The theater room, arcade, and hot tub were great amenities.
Christmas Vacation
My husband and I rented the Rocky Top Lookout Cabin to treat our children and grandchildren to a family trip to Gatlinburg for Christmas. We were a party of 12 (6 adults, three teens and two tweens). Rocky Top Lookout Cabin was perfect for our group. We had plenty of space to spread out to enjoy our family Christmas celebration. We were thrilled to find how festive the cabin was decorated for Christmas. The view of Mount LeConte in the morning from the dining area and deck is breathtaking. The cabin had all the amenities we needed. Our family loved watching Christmas movies in the spacious theatre room, relaxing in the hot tub and playing games in the game room. Rocky Top Lookout Cabin is located just minutes from downtown Gatlinburg and is located a short drive to Pigeon Forge to enjoy the many attractions or the mountains. There are grocery stores nearby which was handy since we ate most of our meals at the cabin. The cabin was clean, updated and the beds were comfy. Check in and out was easy. We would definately stay here again.
